Baseline Data – As Installed Drawings
BASELINE can provide As Installed Drawings, Schematic plans, wiring diagrams and interfacing diagrams for any type of building or portfolio of buildings either locally or nationally, especially as required under AS 1851.
The requirements for Baseline Data records can be for many reasons and these include:
- Compliance with AS 1851 fire compartment drawings and penetration schedules
- Compliance with AS 1851 fire Essential Services As Installed drawings. These include Wet Fire Services (Sprinkler & hydrant), Fire Electrical (Communication & Detection), Mechanical (Ventilation) & Hydraulic Services (incoming water and distribution infrastructure)
- Schematic Essential Services drawings for future works, system interfacing etc…
- The necessity to know what has been built compared to contract plans on As Installed Drawings
- Accurate As Installed drawings for imminent or future building works/ building approval applications
- Accurate plans As Installed Drawings for authority negotiations
- For due diligence purposes relative to the sale or purchase of a building or portfolio of buildings
As Installed drawings can be used in the future by architects and engineers embarking on proposed building alterations to a building to show compliance with the Building Code of Australia.
As Installed Drawings: CAD Format
BASELINE prepares all As Installed drawings in CAD format based on utilising the latest laser measuring technology.
Old hard copies of drawings (originals or old as built drawings) may be able to be scanned and utilised in the process of developing the CAD formatted as built drawings.
New electronic CAD format can be used and amended at any stage to ensure site is kept up to date with all changes that may occur.
As Installed Drawings: Evacuation Drawings
Once BASELINE As Installed drawings are developed, you may also wish to consider for BASELINE to convert your As Installed drawings to evacuation diagrams/ signs as required and AS 3745 – 2010 Planning for emergencies in buildings.
As Installed Drawings: Services Engineers
Baseline, as qualified Services Engineers, are able to nominate on the drawings, any statutory requirements within the building you may require highlighted, such as additional requirements under deem to satisfy provisions etc..
